Construction Stages

Everything you need to know about your project: from the initial idea to the finished home

Building a kit house is a simple, fast and cost-effective project… provided you are adequately informed. On this page, you will find the key stages of your project, typical timelines, payment terms, and the essential technical and administrative requirements to consider before building.

At SI+A Maisons, you can choose between two options:

  • Self-build package: an option where you take full responsibility, at your own expense, for obtaining planning permission, carrying out the soil survey, working with the engineering office, and completing all or part of the construction.
  • Turnkey package: an option where SI+A Maisons, through its trusted partners, provides the kit, carries out technical studies, submits the planning application, and coordinates the works (groundworks, foundations, assembly, weatherproof shell, basic finishes, etc.).

Planning permission: the key to getting started

Once your project is defined, the next step is to obtain planning permission (or a prior declaration, where applicable).

As soon as it is approved, your house officially comes into existence. At this stage, we open your manufacturing slot, reserve the materials and prepare production of your kit. When planning permission is granted, an initial fixed payment is required to launch production (from €1,400 to €1,800 depending on floor area).

FAQ: Frequently Asked Questions

How much does a kit house cost?

The price depends on several factors: floor area, layout, options, assembly, and transport, among others.

As a general guide:

- The planning application triggers a fixed payment of €1,400 to €1,800, depending on the size, which is fully refunded in the event of a definitive refusal. This payment initiates kit production.

- The kit starts from XXX €/m²

- The assembly option starts from €800/m² (structure installed)

We always provide a personalised, transparent and detailed quotation before any order.

How long does it take to receive my kit?

On average:

- Studies and planning permission: 1 to 3 months

- Manufacturing: 8 to 12 weeks

- Delivery: scheduled with you to suit your site timetable

Where do your kits come from?

Our timber comes from responsible supply chains. We select PEFC- and/or FSC-certified wood, ensuring every felled tree is replaced within sustainably managed forests. This traceability limits environmental impact and guarantees consistent timber quality (fir, spruce, larch, Douglas fir).

Manufacturing is French and European.
- Most components (structure, joinery, roofing) are produced in France or the European Union in specialised, certified factories.
- Insulation materials (wood fibre, glass wool, cellulose wadding) and structural panels comply with RT 2012 thermal requirements, currently transitioning to RE 2020.

What guarantees the quality of your materials?

Our kits benefit from several recognised certifications:

- France Bois Certifié label: awarded exclusively to PEFC- or FSC-certified forests, guaranteeing sustainable forest management.

- CE marking for construction products: all structural panels, insulation and fixings comply with European standards for safety, mechanical strength and energy performance.

- NF Habitat & HQE (High Environmental Quality)
  - Our homes are eligible for the NF Habitat label, which ensures performance, airtightness, and indoor air quality.
  - For bespoke projects, the HQE approach can be applied to ensure a holistic focus on energy efficiency, health, acoustic comfort, and water management.

- CQFD label (Cost – Quality – Reliability – Deadlines): some of our partners (e.g. BH SAS) hold this label, awarded by the French housing authority, certifying controlled costs, technical reliability and respect for deadlines.

Can I pay in instalments?

Yes, unless otherwise agreed in writing, payment terms are as follows:

- At order (quotation signature): 30% deposit of the total amount excl. VAT (kit + additional services)

- At the start of kit production: 40% excl. VAT

- Before dispatch: remaining 30% excl. VAT

With the Turnkey Package, an additional initial deposit of 10% may be required once final plans and planning permission are approved.

Is the kit covered by warranties?

Yes:

- Legal conformity guarantee

- Hidden defects guarantee

- Manufacturer warranties (5 to 25 years, depending on the product): all manufacturers are covered by Civil Liability and Decennial insurance, protecting you in case of defects (leaks, infiltration, structural issues).

- 10-year structural warranty on the timber frame: the entire timber structure is covered for a period of 10 years, guaranteeing the structural integrity of your home.

- Joinery warranties:
  - 10 years on airtightness and operation of windows and doors (glazing, timber/aluminium frames)
  - 5 years on PVC profiles and hardware

Can I assemble the house myself?

Absolutely.

Our kits are designed for skilled tradespeople or careful self-builders. However, we draw your attention to the essential legal, administrative, and technical requirements to ensure compliance, safety, and long-term durability. We provide all the necessary information to help you complete your project successfully.

What do I need to do before building?

For self-build projects, the following steps are mandatory:

- Planning permission or prior declaration

- G1/G2 soil survey

- Structural study and foundation plans by an engineering office

- Construction insurance (Dommages-Ouvrage)

We provide a clear checklist to help you move forward with confidence.

How should I prepare my land?

Site preparation is a crucial step in ensuring the durability, stability and compliance of your future home.

Important:

The steps outlined below are general guidance only and do not replace the recommendations of a qualified engineering professional (geotechnical engineer, structural engineer, project manager, etc.), unless explicitly included in your contract.

1.Soil survey (G1, G2):

- Carried out by an approved geotechnical engineering office.

- Determines soil type (clay, silt, backfill) and appropriate foundation system (strip footings, raft slab, piles)

2.Foundation base:

- Ensure the ground is stable and well-drained.

- Install a crushed stone layer (200 mm) plus a sand layer (200 mm) for load-bearing capacity and drainage.

3.Reinforced concrete slab (200 mm):

- Built according to structural plans. Insulated with extruded polystyrene XPS (50 mm) if required (cold climate zones).

- Allow for service ducts (water, electricity, drainage) before pouring.

- A structural engineering office must validate all prerequisites after the soil survey. Our partners can provide foundation quotations if you choose the Turnkey package.

4.Curing & drainage:

- Allow a minimum of 28 days for curing before starting frame assembly.

- Install perimeter drainage if required (wet areas, high water table).

Note: For difficult access or complex site conditions, our engineering office can propose alternative solutions (driven piles, full raft slab).

Is there an after-sales service?

Our support does not stop at the delivery or completion of works:

- Ongoing technical assistance
  - Telephone support available Monday to Friday (9 am – 6 pm) for questions relating to assembly, insulation or finishes.
  - Site visits available (quoted separately) to check progress and validate critical points (airtightness, joinery).

- Post-delivery quality checks
  - A complete inspection is carried out with our partners six months after delivery (checking for leaks, insulation, floors, joinery).
  - Issuance of a compliance certificate confirming that any reservations have been resolved.

- Optional extended warranties
  - Additional 5-year warranty options available through our partner insurers (joinery, roofing, frames) or construction insurance.
  - We provide quotations and guide you towards the most suitable, competitively priced options.
